Land clearing on a wooded lot for a new home

Site Prep & Land Clearing for New Builds

HTS Concrete & Construction handles site prep and land clearing for new builds across King, Snohomish, and Kittitas counties—clearing wooded lots, removing stumps, grading, cutting building pads, and trenching for utilities so your new home or addition starts on solid, well-drained ground. Site work for custom builds and additions, including tight-access and hillside lots: excavation, grading, drainage, and foundation prep, handled by the same team that pours the concrete.

Land Clearing for New Construction

Many new builds in the Snoqualmie Valley, on the Eastside, and in Snohomish County start on wooded or overgrown land. Before anything can be built, the building area, driveway, and work space need to be cleared of trees, brush, stumps, and debris—within the clearing limits shown on your approved plans.

We clear the site, remove stumps, and haul debris away so the lot is ready for excavation and grading. Clearing and the work that follows are done by the same crew, which keeps the schedule tight and the handoffs few.

  • Tree and brush removal
  • Stump grinding and removal
  • Debris haul-away
  • Cleanup and preparation for grading

Grading, Building Pads & Foundation Excavation

With the site cleared, we establish grades and cut the building pad to the elevations on your plans. Good grading sets up everything that follows: it moves water away from the foundation, gives the driveway a workable slope, and creates level areas for patios and yards.

Foundation excavation—footings, crawl spaces, and basements—follows the pad. Because we're also a concrete foundation contractor, we dig with the forms and the pour in mind, and we can carry the project straight through to the foundation.

  • Rough and finish grading
  • Building pad excavation
  • Footing, crawl space, and basement excavation
  • Compaction and base preparation

Utilities, Drainage & Haul-Away

New builds need trenches for water, sewer, power, and drainage. We dig utility trenches to the depths and locations on your plans and backfill with proper compaction. On wet Pacific Northwest sites, we also install French drains and site drainage so water has somewhere to go.

Excess soil, rock, and debris are hauled away, and the site is left graded and tidy for your builder or for the next phase—often a new driveway or retaining walls on a sloped lot.

  • French drains and drainage trenches
  • Dirt, rock, and debris haul-away

Working With Homeowners and Builders

We do site prep for homeowners building their own homes and for custom home builders and general contractors who want a reliable crew for the ground work. We work from your approved plans and site layout, and we're happy to walk the property with you before you're ready to build.

Clear communication matters on site work. Before equipment arrives, we review the site layout, clearing limits, access, and where spoils and debris will go, so there are no surprises for you, your builder, or your neighbors.
